Our client, a 100M commercial construction management firm based in Boston, MA is seeking an experienced and organized construction estimator specializing in commercial projects ranging in size from $15M to $80M.   Our client provides full-service construction management throughout the entire project lifecycle for their clients on projects ranging from ground up construction of large multi-family housing complexes to renovations of academic institutions, hotels, mixed use retail complexes, and private institutions.

The ideal candidate will be able to ensure that projects are set up properly to be executed to the highest standards.  As a key member of the estimating team, position is responsible for leading estimating efforts, including overseeing preconstruction services on assigned projects and working with project managers and site supervisors. This position will also provide key support for the executive team on marketing, and business development efforts.  

This position requires skills as an estimator, scheduler, team builder, and effective communicator. Tasks and work need to be completed accurately and on a timely basis to ensure the project is set up for success. This will be accomplished by managing the workload and assistant estimators to meet established milestones and execute project strategy established by the project team.

 

General Responsibilities

  • Manage multiple project estimates depending on size, complexity, and type.

  • Mentor and/or directly manage assistant estimating staff. 

  • Evaluate assistant estimators’ performance and identify training needs. 

  • Conduct training of assistant estimators as needed.

  • Be able to step in and perform all duties of the assistant estimator should project size, budget, or staffing limitations exist.

  • Work with construction operations team in schedule development, constructability review, site logistics planning, and goal setting.

  • Represent company to client owner(s), architects, consultants, vendors, and subcontractors in a courteous and professional way.

  • Build effective working relationships with clients and the rest of the company’s project team members.

  • Build, maintain & expand subcontractor base & working relationships

  • Actively support company business development efforts by soliciting and pursuing possible business opportunities as they become known.

  • Proactively obtain multiple subcontractor bids for all trades to ensure subcontractor coverage.

  • Set up estimates to ensure profitability, client satisfaction, and the best subcontractors for the job.

 

 Additional Specific Job Requirements:

  • Review preliminary estimates for accuracy and completeness.

  • Review project plans & specifications provided by clients, architects, engineers, and internal team members; coordinate efforts to confirm and identify complete project scope, gaps in documentation and/or redundant items

  • Lead the estimating requirements on projects to match scope, including matching specs to drawings and identifying all associated costs with completing project from start to finish.

  • Provide detailed quantity take-offs to the assigned clients

  • Responsible for review of documentation and identification of potential risk issues and cost potential on projects bidding or in the planning phase

  • Be able to inspect site to be fully versed on how the site will affect subcontractor pricing.

  • Identify and ensure material lead times are consistent with project schedule and be able to provide alternate material suggestions as options where applicable.

  • Ability to provide estimates for projects from PDF files with predefined templates and methodology.

  • Compile and distribute RFIs to owner and design team to mitigate any unknown and unclear items.

  • Always provide suggestions to RFIs where needed.

  • Ability to work on tight deadlines

  • Team player with a willingness to share knowledge and skills

  • Travel to job sites required up to 50% of the time during some months, mainly within MA and neighboring states. Travel expenses reimbursed; gas, mileage hotel, air, and car rental if needed paid directly by company.

  • Communicate schedule progression with assigned clients and internal project team assigned to your projects.

  • Excellent follow up communication skills by email and phone, as well as engaged and appropriate use of the provided construction software platforms.
     

Skill Requirements:

  • Strong estimating background to include creation, development, review, and presentation of estimates at all levels of design including conception through final project documentation working for a general contracting company.  Estimating work will require knowledge of all construction divisions, so previous experience working for a project’s prime general contractor is required.

  • Knowledge of architectural drawing & technical specifications, insurance requirements, applicable regulations, trade scopes definitions, local market conditions, and varied contractual terms & conditions

  • Strong working knowledge of estimating software including at least two of the following programs as well as Excel: Bluebeam, ProEst, Planswift, OnScreen Takeoff

  • Strong working knowledge of Procore

  • Strong working knowledge of AutoCAD or Revit a plus

  • Candidate must be experienced and possess a sound understanding of different project delivery methods: Competitive Bid, Negotiated CM-at-Risk, Design Build, and GMP.

 

Experience Requirements:

  • A degree in, Construction Management, or applicable field experience required.

  • 5 years of estimating experience, with recent experience estimating projects in the $20M+ dollar range.

  • Must be proficient with Microsoft Office Suite with a high level of skill with Excel and Word,
